Most houses here are not old enough to gut
Queen Creek built most of its housing after 2010. These are sound homes with good bones, and the finishes in them are nowhere near worn out. What people here usually need is not a rescue. It is more room, or a house that feels less like the four others on the street.
So most of what we do in Queen Creek is additions and casitas rather than gut renovations. If you call us about a full kitchen tear-out and we think your kitchen has years left in it, we will say so.
The casita rules changed in your favor
As of January 2025, state law requires Queen Creek to allow accessory dwelling units on single-family lots, and the Town has confirmed that no neighborhoods here are exempt. Up to two per parcel. Up to the lesser of 1,000 square feet or 75 percent of your home. No requirement that you live on site, and no requirement that the casita match your house.
What the law does not touch is your HOA, and Queen Creek is mostly master-planned communities. Your CC&Rs can still restrict what the Town now has to permit, which is why reading them is the first thing we do rather than the last.
Making a builder house yours
Most homes out here came with the same kitchen as the rest of the street, from the same three finish packages. There is nothing wrong with any of it. It is just not yours. Taking a well-built house and making it specific to the people living in it is most of what we do in this part of the Valley.
